Home Loan Rejected in Malaysia? What to Do Next

Home loan rejected · What to do next

Rejected by the bank? It's usually fixable.

A rejection is one bank's answer to one file — not a verdict on you. Every Malaysian bank has different criteria. We find out why it happened, fix what can be fixed, and take your case to the bank that fits your profile.

First, don't do this

Stop applying to every bank

After a rejection, many people submit to bank after bank. Every application leaves a trace on your credit report, and a string of fresh enquiries can make the next bank more cautious. Find the reason first — then apply once, to the right bank.

Why loans get rejected

The 4 reasons we see most

Most common

The bank didn't recognise your income

Self-employed, commission-based or cash businesses often earn well but can't show it the way a bank wants.

Your DSR is too high

Car loans, personal loans and credit cards push your monthly commitments past the bank's limit. Cards count at 5% of the balance.

Late payments in the last 12 months

Banks look closely at your recent repayment record in CCRIS.

Issues on your CTOS report

Unpaid PTPTN, telco bills or old legal records can sink an otherwise good file.

Every one of these can usually be solved — but the fix depends on your file. Tell us what happened and we'll tell you what works for your case.

Questions

Loan rejection FAQ

Why was my home loan rejected?

The four most common reasons are income the bank doesn't recognise, a DSR that's too high, late payments in the last 12 months, and issues on your CTOS report. Banks don't always tell you the exact reason, so we review your file to find it.

Can I apply to another bank after being rejected?

Yes — each bank has its own criteria. But fix the reason first and apply strategically; submitting to many banks at once can make the next one more cautious.

I'm self-employed and keep getting rejected. What can I do?

Banks mainly look at your income tax records for the latest 2 years, business type and years in operation. Choosing a bank whose criteria suit how you earn makes a big difference.

Will paying off my credit cards help?

Often, yes. Banks count credit cards at 5% of the outstanding balance in your DSR, so reducing the balance can free up a lot of borrowing room.

How do I check my CTOS report?

You can get it yourself through the Touch 'n Go eWallet app, or we can review it with you before your next application.

How long before I can apply again?

It depends on the reason. Some issues can be fixed in weeks; late-payment records weigh most in the latest 12 months. We'll tell you the right timing for your case.
